The lava flow, produced by Fissure 8, is advancing on Nohea and Kupono Streets north of Leilani Street.
The lava breached the property overnight.
The Hawaii County Civil Defense Agency said residents should avoid the area due to the increase of volcanic gases and vog emissions in areas downwind of the vents.
Another lava flow near the rural housing development slowed and was 150 yards from Pohoiki Road where there are dozens more homes, the observatory said.
Before the lava reached the well, plant spokesman Mike Kaleikini told the news agency Hawaii News Now that there was no indication of the release of the poisonous gas hydrogen sulfide - the greatest fear should lava hit the wells.
